Yannawa is Sathorn's quieter, more characterful underside, running from the southern CBD fringe down along the Chao Phraya toward Rama 3. Here the old city and the new sit side by side: the landmark boat-shaped Wat Yannawa, century-old roast-duck shops and the converted warehouses of the Charoen Krung Creative District share streets with sleek riverside and CBD-adjacent condominiums. BTS Saphan Taksin and Surasak keep the Sathorn business core a short walk or one stop away. The investment logic is value arbitrage. Much of Yannawa prices around THB 110,000-130,000/sqm, some 25-30% below the Bangkok median, yet delivers the same Sathorn connectivity and, for many units, partial river views. That underpins gross yields near 5% on steady professional-tenant demand. The main caution is supply: the Rama 3 development pipeline and the broader Bangkok condo overhang mean appreciation is likely measured, so BTS-walkable and river-view stock will hold value best. Foreign buyers take freehold within the 49% condominium quota, with land leasehold-only.
