Zvezdara

Zvezdara takes its name from the astronomical observatory perched in the forest on its hilltop, and greenery defines the district. Occupying much of eastern Belgrade, it is the calmer, more affordable counterpoint to the inner city: a place of residential blocks, local high streets and the extensive Zvezdara Forest Park, all linked to the centre by tram along Bulevar kralja Aleksandra. For families and first-time buyers it offers space, calm and value that the central districts cannot match, and prices have grown healthily as a result. For investors the appeal is dependable rental demand and solid yields rather than prestige. The cautions are a lower price ceiling and some dated housing stock. For buyers who want green, livable Belgrade at a sensible price, Zvezdara is a strong option.
