About Zona Rosa (Zona T)

The Zona Rosa, centred on the pedestrian Zona T, is Bogotá's entertainment epicentre: three luxury malls (Andino, El Retiro, Atlantis Plaza), the city's densest cluster of restaurants from Andrés DC to fine dining, and its premier nightlife of bars, clubs and lounges, all ringed by upscale apartments and hotels and adjacent to the green Parque de la 93. For investors, the Zona Rosa is the most tourism- and short-let-driven market in northern Bogotá: the malls and nightlife generate strong demand from young professionals and short-stay visitors, producing high gross yields of ~6–7.5%. The trade-off is nightlife noise, so unit and building selection matter. Colombia's fully open foreign-ownership regime and the real-estate Migrant (M) visa make acquisition straightforward, with transactions in Colombian pesos and currency exposure the principal risk to weigh.
