About Costa Mujeres

Costa Mujeres is the high-growth northern extension of Cancún: roughly 930 acres of controlled master plan fronting some 26 km of near-virgin Caribbean beach running toward Punta Sam and facing Isla Mujeres. Low building density, calm turquoise water and a cluster of all-inclusive flagship resorts (TRS, Dreams, Finest, Planet Hollywood) have made it the city's most talked-about beachfront frontier, with the St. Regis Costa Mujeres anchoring the luxury tier. For investors the appeal is early-cycle beachfront at documented 8-12% annual AMPI appreciation. Entry-level ocean-view units near Punta Sam start around USD 258K-410K, while flagship beachfront product runs from roughly USD 400K to over USD 3M, Mistral's pre-construction 2- to 4-bed units span ~USD 728K to USD 2.55M for late-2026 delivery, and St. Regis residences open above USD 2M. The thesis is capital growth and short-let demand on scarce virgin beachfront; the risks are pre-construction delivery timing and the area's still-maturing infrastructure.
