Bourgogne is one of the Casablanca districts investors are watching most closely as it gentrifies. The appeal is value with upside: entry prices well below the city's top tier, but proximity to it and a clear improvement trajectory. For investors that means the prospect of capital growth alongside solid family and professional rental demand. The cautions are the usual ones for an improving area, including uneven gentrification, renovation needs in older buildings and the patience required for uplift to arrive. For buyers priced out of Anfa, it is a credible alternative.
