Al Shati

Al Shati is the soul of coastal Dammam. Its name means 'the beach', and the district pushes out along and into the Arabian Gulf, fronted by the city's landscaped Corniche, King Abdullah Park and a string of waterfront leisure spaces. This is where affluent families come to walk the seafront, dine on the water and live with a sea view, and it commands the highest prices in the city as a result. Stock ranges from seafront villas to premium apartments, and demand has been buoyed by Vision 2030 investment and a surge in transactions across the Eastern Province. For investors the waterfront premium means stronger appreciation but lower yields than inland districts, with heat-driven seasonality and oil-linked economic cycles as the headwinds to weigh.
