Lusail

Lusail is Qatar's most ambitious urban project, a 38-square-kilometer planned city designed from scratch to house 200,000 residents across districts like the Marina, Fox Hills and Lusail Boulevard. Home to the 80,000-seat Lusail Stadium that hosted the 2022 World Cup final, the city pairs gleaming towers and the French-inspired Place Vendome mall with smart infrastructure including a district cooling network and the Lusail tram. It is one of the few Doha areas where foreign nationals can buy freehold. For investors, Lusail offers Qatar's strongest growth and yield story. The Marina District has reported rental yields in the high single digits for compact one- and two-bedroom units, while the more value-oriented Fox Hills district saw leasing activity surge in 2025 at yields around 4.7%. As infrastructure matures and population builds, Lusail combines new-build inventory, freehold title and rental demand from professionals priced out of central Doha, though buyers should weigh the risks of ongoing construction and phased delivery.
