About Dubai Creek Harbour

Dubai Creek Harbour is one of Emaar's most ambitious masterplans, a high-rise waterfront city rising along the creek beside the Ras Al Khor Wildlife Sanctuary, with a marina, Central Park, promenades and the long-planned Dubai Creek Tower at its heart. It positions itself as a newer, greener alternative to Downtown, roughly 25-35% cheaper for comparable Emaar waterfront product, with much of the inventory still off-plan. For investors, this is a growth-and-handover play. Per-sqft pricing of roughly AED 1,900-2,470 and entry apartments from around AED 1.2M sit below Downtown, while gross yields run about 5.6-7.5% depending on phase and tower. Entry prices have climbed ~18% since 2024 as phases hand over. The main caveats: schools are still limited on-site and metro connectivity is in progress, so today's buyers are underwriting the masterplan's maturation.
