Lindholmen

Lindholmen is Gothenburg reinventing itself in real time. On the Hisingen bank of the river, the cranes and slipways of a vanished shipbuilding industry have given way to Lindholmen Science Park, a Chalmers University campus and the research labs of Volvo and a constellation of tech firms. Glass-fronted offices, modern apartment blocks and the bustling Lindholmen Street Food market line quaysides where commuter ferries shuttle workers across to the centre in minutes. This is the engine room of the city's RiverCity regeneration, and the investment case rides on it: a concentrated, well-paid workforce and a steady student population keep demand for the district's new-build flats firm. The flip side is supply, a long pipeline of waterfront development across Hisingen could test rents if it outpaces demand, and, as across Sweden, values move with the Riksbank.
