Narigama

Narigama is the calmer southern extension of Hikkaduwa's beach, a roughly 4 km beginner-friendly surf zone lined with boho beach bars, surf cafes and guesthouses fronting the same coral-sanctuary coast. It draws surfers, backpackers and a steady expat and digital-nomad long-stay crowd, with a more relaxed rhythm than central Hikkaduwa. For investors the product is hospitality: guesthouses, boutique hotels, villas and perch-based land, with a small condo segment. Beachfront land runs LKR 2.0-2.5M/perch, with prime frontage up to about 5.5M, and houses span LKR 14.6M-90M. Gross yields reach 6-8% but only at peak-season occupancy. The honest caveats: foreigners cannot own freehold, only condos or leases; the market is thin and listing-driven with slow resale; income concentrates November-April; and the entire strip carries 2004-tsunami coastal exposure, with the Telwatta disaster site about 5 km north. It is a tourism-dependent bet on the south coast's continued recovery.
