Wewala

Wewala is the surf-and-party core immediately south of Hikkaduwa town, home to the Benny's and Main Reef breaks, the coral sanctuary, and a beachfront lined with cafes and night bars such as Funky de Bar and Coconut Club. It is the buzziest, most budget-to-mid-range stretch, drawing surfers, backpackers and young party travellers plus a cost-conscious digital-nomad crowd. For investors the inventory is beachfront and near-beach villas, guesthouses, small boutique hotels and Galle-Road houses, with a limited condo segment. Land ranges from around LKR 875,000/perch on the land side to LKR 5.5M for premium beachfront, with beachfront villas reaching LKR 100M+. Gross yields run 5-8%, but net is closer to 3-5% after tax, vacancy and maintenance. The risks are the strip's standard set, amplified by intensity: leasehold-only foreign access, illiquid niche resale, a fragile recovery with high loan rates, 18% VAT and currency volatility, near-total tourism dependence with November-April-concentrated income, and severe 2004 tsunami history that damaged the school and the strip.
