Downtown (Al Balad)

Al Balad is downtown Irbid at full volume. Crowded souqs sell gold, clothing and goods, sweet shops turn out trays of kunafa, and street stalls fry falafel beside the central mosque district and the ancient Tell Irbid mound rising from the heart of the city. Banks, government offices and the main transport stations all sit within walking distance. For investors this is central, commerce-led territory. Retail units and affordable older flats above the shops generate steady mid-range yields from traders and workers, though the stock is aged and growth is slow. As everywhere in Jordan, foreign buyers must clear Council of Ministers approval and the five-year holding rule, so the centrality has to be weighed against limited liquidity and procedural friction.
