About Mahboula

Mahboula has reinvented itself over the past two decades from a quiet coastal strip into a dense forest of modern apartment towers south of Kuwait City. Its appeal is value: furnished one-bedrooms can be had from around KWD 350 a month, often with pools, gyms, and play areas built in, drawing a young, largely single expatriate crowd. The beach, Fintas Park, and the Egaila and Fahaheel retail belt are all close by, giving residents a practical, coast-adjacent lifestyle without central-Kuwait prices. For investors, Mahboula is the country's clearest cash-yield story, delivering some of the highest gross returns in Kuwait on the back of strong, affordable rental demand. But the upside comes with caveats: aggressive tower construction risks localized oversupply, the tenant base is transient, and capital appreciation is muted. Layered on top is Kuwait's ownership framework, which keeps non-GCC foreigners out of freehold title and routes most international capital through leasehold or partnership structures in an economy still tied to oil.
