Las Colinas

Las Colinas is one of Managua's oldest premium residential neighbourhoods, a leafy, low-density hillside of large lots and walled single-family homes set back from the Carretera a Masaya. It has long been a favourite of established expats, senior professionals and diplomats who want space, greenery and security over high-rise convenience, with a quieter, more suburban character than Santo Domingo. Large homes here run USD 250,000 to 600,000-plus, with per-square-metre values in the USD 900 to 1,500 band. Long-term family and corporate leases are the core income source, yielding roughly 6 to 7 percent gross with very low turnover. Appreciation is steady at 6 to 9 percent in the prime corridor. Foreigners own freehold property with full rights, qualify for investor residency above USD 50,000, and may settle housing payments in dollars under the 2025 currency-law exemption.
