La Perla

La Perla stretches along the coast just north of the city centre, fronting one of Mar del Plata's broadest and most popular family beaches. Its seafront is lined with mid-rise apartment buildings and balnearios, while the streets behind offer a dense, walkable mix of shops, services and everyday amenities. It is more affordable and more local in feel than Playa Grande, with strong summer footfall. For investors, La Perla is the city's value play on beachfront exposure: apartments cluster toward the lower-middle of the US$1,200-1,800/m2 range, improving entry yields. Seafront units capture the same January-February short-term rental surge that defines Mar del Plata, while ample year-round local demand supports long lets near the ~5% gross norm.
