Route de l'Ourika

Route de l'Ourika is the road south of Marrakech toward the Atlas Mountains, and the villa corridor that has grown along it is one of the city's favourite lifestyle addresses. The desirable stretch, roughly kilometres six to fifteen, is a low-density landscape of contemporary villas, riads and golf courses, several degrees cooler than central Marrakech and home to an active community of French, Belgian and British expats, retirees and remote workers. Life is calm, spacious and scenic, with the Ourika Valley, golf at PalmGolf and Assoufid, and Atlas views close at hand. The trade-off is total car-dependence: schools, malls and city amenities are a drive away, and daily errands rely on the village shops and souks. For investors, the corridor offers reasonable yields of 5-7% from seasonal villa rentals, but the defining risk is land zoning. Much of the corridor is agricultural-vocation land reserved for Moroccan nationals; foreigners can buy a villa on a titled urban plot, but raw villa land may require an AVNA reclassification, so verifying titre foncier and zoning is essential. Tourism seasonality and a thin, slow-moving luxury-villa market complete the picture.
