Joliette is the showcase of Euroméditerranée, Southern Europe's largest urban-renewal project, which is transforming 480 hectares of the northern waterfront. Restored 1860s warehouses (Les Docks) now sit beside Zaha Hadid's CMA CGM Tower and the Les Terrasses du Port seafront mall, with the MuCEM and Cathédrale La Major anchoring its cultural edge and the Metro M2 / Tram hub making it one of the best-connected districts in the city. For investors it is the clearest value-and-yield story among central Marseille neighbourhoods: new-build pricing around €3,000–€3,600/m², gross yields near 5–6%, and a public-investment tailwind. Buyers should weight it as an up-and-coming play, modern and well-served, but still maturing block by block, with quieter transitional streets toward the 3e.
