About Belén

Belén (Comuna 16) is one of Medellín’s oldest and largest comunas, 21 barrios on the flat valley floor below Cerro Nutibara, a "little city within the big city" where locals actually live rather than a tourist enclave. It is socioeconomically mixed, anchored at estrato 3 with pockets rising to 5-6 (La Mota, Loma de los Bernal, Belén Malibú), and is now one of the calmer, lower-crime residential areas with a small but growing foreign-resident base. For investors the appeal is structural: flat topography, strong Metroplús and metro links, proximity to the Olaya Herrera airport, and big institutional anchors, Medellín’s most balanced district for profitability versus convenience. It is a value play with far less short-term-rental and tourist-cycle exposure than the expat core.
