Central Area (Markaziyah)

Markaziyah is Medina's sacred core, the dense crescent of hotels, malls and serviced apartments wrapped around Al-Masjid an-Nabawi. To stay here is to be steps from the Prophet's Mosque, and that proximity is the entire basis of the area's real-estate value. There is no suburban residential life; the district exists to house and serve pilgrims, and it lives by the calendar of Umrah and the daily call to prayer. For investors this is a pure hospitality market. Value tracks mosque proximity and occupancy, and foreign access is among the most restricted anywhere, available only through leasehold or company equity. It is a place to underwrite pilgrim demand, with city-wide price softness meaning income, not resale gains, is the realistic return.
