Praia

Praia is Nazare's main seafront district, a broad golden bay lined by a colourful promenade of seafood restaurants, cafes and the town's tightly packed traditional houses. It is where the famous black-clad fisherwomen still dry fish on the sand and where most visitors stay, giving it the strongest short-let demand in town. Apartments with sea views are the prized stock. Seafront apartments trade around EUR 3,000-3,600 per square metre, with one and two-beds from roughly EUR 180,000-280,000. Gross yields of around 5%, rising in peak season, reflect heavy summer and surf-tourism lets. Portugal sets no foreign-ownership restrictions, so international buyers purchase freehold equally, making Praia the town's most liquid and tourism-driven address.
