Kochchikade

Kochchikade is a coastal town of around 15,000 in north Negombo, defined by lively markets, a colonial streetscape and beaches rather than tourism. Anchored by St. Anthony's Church and the historic Kochchikade Junction, it is one of the more genuinely residential pockets of the area, with a strong Catholic fishing-community identity. For investors it is primarily a land-and-house market. Plot prices follow the Negombo land index, which rose sharply into 2025, with cheap inland land and a steep beachfront premium. Long-let yields sit in the mid-single digits with steadier, less seasonal demand than the tourist strip, suiting buyers who value stability and a lower entry point. The key constraint for foreign capital is the land rule: with heavy land and house trade, foreigners are effectively limited to 99-year leases, which narrows the buyer pool and lengthens resale. Liquidity and the recovering economy are the main risks, while genuine resident demand plus airport proximity, without full tourist-strip prices, form the upside.
