About Ičići

Ičići sits a few kilometres south of Opatija along the Lungomare, centred on its ACI marina and a long Blue Flag pebble beach. More relaxed and family-friendly than the grand centre, it is also the focus of fresh luxury investment, with a €70m Marriott-branded Riva's Hotel of 180 rooms and 12 villas under construction. Apartments here are typically €4,000-5,500/m², slightly below the Opatija centre premium, offering a relative entry point into the Riviera. Yields of 3.5-4% benefit from marina and beach demand plus a longer season. The incoming five-star hotel should lift the area's profile, making well-located Ičići apartments a growth-leaning play within Croatia's priciest market.
