Vinohrady ('the royal vineyards') is the address Praguers and expats alike aspire to: a planned late-19th-century district of grand apartment houses on tree-lined boulevards, anchored by two squares, náměstí Míru with its neo-Gothic St. Ludmila church and the Vinohrady Theatre, and náměstí Jiřího z Poděbrad with Plečnik's striking Sacred Heart church and a beloved farmers' market. Two of Prague's finest parks, Riegrovy sady and Havlíčkovy sady/Grébovka, bookend the neighbourhood, and the metro A line stitches it tightly to the centre. For investors, Vinohrady is the textbook capital-preservation play. It carries the city's highest residential prices and rents and the deepest pool of international, professional tenants, but yields sit at the bottom of the range (~2.5–3%). The trade-off is reliability: a near-fully-built-out district with constrained supply, enduring prestige and consistent demand that has driven steady appreciation. It rewards buyers with a long horizon who value a liquid, blue-chip Prague asset over monthly income.
