Zona 1 is Quetzaltenango's neoclassical centre, anchored by the grand Parque Centro America, the Municipalidad, the Pasaje Enriquez and a dense cluster of cafes, Spanish schools, theatres and colonial-era casas. It is the most walkable and culturally rich part of the city, where students, professionals and expats most want to live. That demand makes it the prime rental zone: centre apartments and rooms lease readily to language students and professionals, delivering 6-8% gross yields against low entry costs. Restored colonial casas trade well below Antigua equivalents, roughly USD 900-1,400 per m2, and foreigners own them freehold with simple titling.
