King Abdullah Financial District (KAFD)

King Abdullah Financial District is the most ambitious piece of Riyadh's Vision 2030 transformation, a from-scratch downtown of more than 60 towers anchored by the 385m PIF Tower, the desert-rose Grand Mosque and the six-tower Financial Plaza. Unlike older Riyadh districts, KAFD was designed pedestrian-first, with elevated air-conditioned sky-bridges, the open-air Wadi retail corridor and a metro station serving the Blue, Yellow and Purple lines that make car-free living genuinely possible. Residential life here means high-spec apartments and branded residences such as those served by the Mansard Riyadh, a Radisson Collection hotel, with hotel-grade amenities, fine dining and spa access on the doorstep. The crowd is overwhelmingly professional and international, drawn by proximity to the Kingdom's largest financial and corporate employers, and evenings revolve around cafe culture, dessert lounges and the plazas rather than the bars and clubs found in other world cities, since Saudi Arabia is alcohol-free. For investors, KAFD offers premium rents and a flagship Vision 2030 narrative, but it is still a maturing residential market. Saudi Arabia's landmark foreign-ownership law takes effect in January 2026, opening designated zones to non-Saudis, yet the rules are new and evolving, the resident community is still filling out, and entry prices sit well above the Riyadh average, so liquidity and resale timing remain the key risks to weigh.
