Kamari

Kamari stretches along a 5 km black volcanic-sand beach on Santorini's southeast coast, backed by a long, flat promenade of shops, cafés, tavernas and an open-air cinema. The organized beach has sunbeds, lifeguards and watersports, and the dramatic Mesa Vouno headland at its southern end hosts the archaeological site of Ancient Thera, an 8th-century-BC Dorian city. Unlike the caldera villages, Kamari is level and practical, easy to walk, close to the airport (~3 km) and home to a real year-round community. Property is markedly cheaper than the caldera (~€4,000–€5,000/m²), making it a favoured entry point for families and value-focused investors, with the strongest net yields on the island.
