Jamsil

Jamsil, in Songpa-gu, is the gateway to southeast Seoul and one of the city's strongest family-oriented districts. It is defined by landmarks: the 555-meter Lotte World Tower (Korea's tallest building) and its mega-mall, the Lotte World theme park, the cherry-blossom-ringed Seokchon Lake, and the Olympic Park and Jamsil Sports Complex legacy of the 1988 Games. Large, sought-after apartment complexes and excellent schools make it a magnet for families just outside the Gangnam core. For investors, Jamsil sits among Seoul's top-performing markets. Major Jamsil-dong complexes posted some of the city's strongest price gains in 2025, and Songpa's three-bedroom rents, around KRW 1.8-2.0 million per month, rank just behind Gangnam, reflecting deep family-housing demand. Yields remain modest in line with prime Seoul, with the city average near 4.3% and central districts lower, so the appeal is robust appreciation and rental stability anchored by reconstruction activity, landmark amenities and elite-school demand rather than high income returns.
