Al-Farabi is the centre of Shymkent in every sense. The district holds the city's administrative, cultural and entertainment core, where the ancient Silk Road heritage of Ordabasy Square, crowned by the 34-metre Mother Earth stele, meets the modern bustle of Mega Planet mall, Shymkent Plaza and a dense web of restaurants and cafes. Independence Park and Al-Farabi Square add green space and the Russian Drama Theatre, making it the most amenity-rich and walkable part of the city. For investors, Al-Farabi offers Shymkent's deepest and most liquid apartment market. Central location and the strongest professional and short-let demand support gross yields in the 7-9% range, attractive for a low-entry-price market.
