Gżira lines the creek between Sliema and Msida, a dense, lively seafront town wrapped around the Msida Creek yacht marina and facing the green expanse of Manoel Island and its 18th-century Fort Manoel. Its position, walking distance to Sliema's amenities and very close to the University of Malta and MCAST in Msida, gives it a young, energetic, good-value character. For investors, Gżira is the Sliema cluster's value-and-yield corner: creek-front apartments at a clear discount to the Sliema seafront, with the highest yields of the group (~5–6%) thanks to deep student and young-professional rental demand. The long-discussed Manoel Island regeneration is a potential catalyst for further uplift.
