Studentski grad is exactly what its name says: a purpose-built 1980s campus town of 40,000+ residents hosting most of Sofia's universities, the Technical University, UNWE, the National Sports Academy, the University of Forestry, alongside the dormitories that feed them. By day it is a busy student quarter of cheap eateries and shops; by night the strips along 8 Dekemvri and Akad. Boris Stefanov streets turn it into Sofia's most concentrated nightlife zone. It is energetic and transient, ideal for students and young renters but loud for families. For investors, this is the district's standout cash-flow story. A captive student population keeps vacancy near zero and supports Sofia's highest gross yields (~5.5–7%), while entry prices are among the lowest in the southern city (studios around €100k, 1-beds ~€147k).
