Executive lets and serviced apartments here attract stable, higher-grade tenants who value security, space and connectivity, trading a slightly lower yield for lower turnover and risk. As with all of Takoradi, the underlying economy is oil-linked and therefore cyclical, and foreign buyers must work within Ghana's 50-year leasehold rules, the 15% non-resident rental withholding tax and the reality of cedi depreciation against the dollar.
