Lombok

Lombok is Utrecht at its most cosmopolitan. Just west of the central station, its dense streets are anchored by the Kanaalstraat, a famous run of Turkish bakeries, Moroccan grocers, Asian restaurants and specialty cafes that draws eaters from across the city. Long an affordable, working-class quarter, it has gentrified quickly, pulling in young professionals and students who want character and central location without Wittevrouwen prices. For investors, Lombok is the value-and-growth corner of a fast-rising city, with comparatively accessible entry prices and yields toward 5%. The constraints are the now-familiar Dutch ones: Utrecht's citywide self-occupancy rule limits buy-to-let on mid-priced homes, Box 3 tax erodes let returns, and much of the small, older terraced stock needs maintenance. The upside is real appreciation in one of the Netherlands' tightest markets; the practical buyer here is an owner-occupier or a letter operating at the top of the price band.
