Beau Vallon is the beating heart of Seychelles tourism, a sweep of white sand on the northwest coast of Mahe just ten minutes from Victoria. Its calm, swimmable bay is one of the few usable year-round and the only beach on the island where motorboat water sports run, drawing resorts, dive shops and a lively strip of beach restaurants and a weekly market. For investors the appeal is holiday-let demand on the country's most popular beach, supporting the upper end of yields in a high-priced market. The cautions are structural rather than local: a tourism-dependent economy, a small and illiquid market with limited supply, and, decisively, the requirement that non-Seychellois buyers obtain a government Sanction under the Immovable Property Act, carrying a 12% duty on market value.
