Poluotok (Old Town)

Poluotok is the postcard heart of Zadar: a compact peninsula ringed by Venetian walls, threaded with marble streets, and punctuated by the Roman Forum, St Donatus and Alfred Hibbard's Sea Organ. Life here is pedestrian, cafe-lined and intensely seasonal, with cruise visitors and charter tourists filling the lungomare each summer. Inventory is scarce, most stock is renovated stone apartments and the occasional penthouse, which keeps the area the priciest address in the city. For investors, the Old Town is a scarcity play. Prime renovated sea-view apartments push toward 4,000-4,500 EUR per m2, well above the city average of 2,700-3,400 EUR per m2, and short-term rental demand is the strongest in Zadar, underpinning gross yields around 3.5-4%. Heritage rules limit new supply, so capital values track the broader market's 4-7% projected 2026 growth with a premium for the trophy-asset effect.
