Chania Old Town

Chania's Old Town is the historic core that fans out from the Venetian Harbour, built in the 14th century for trade and pirate defence and crowned by the Egyptian Lighthouse - one of the oldest surviving lighthouses in the world. Layered Venetian and Ottoman history reads in the stone: the aristocratic Topanas quarter on the western edge below the Firkas Fortress, the reborn Splantzia (former Turkish) quarter to the east with its leafy 1821 Square, the long colonnade of the Neoria (Venetian shipyards) along the waterfront, and the cross-shaped 1913 covered market (Agora) anchoring the inland edge. It is intensely pedestrian, dense with tavernas, leather and craft workshops and small museums, and it fills with cruise and day-trip crowds from mid-morning in peak summer. The investment thesis is a tourism-premium boutique short-let play. Stock is scarce, protected and architecturally distinctive - restored Venetian townhouses and shipowner mansions convert naturally into small boutique hotels or high-ADR apartments, and proximity to the harbour commands a clear premium over the wider prefecture. Note the Golden Visa caveat: Crete, as a Greek island with population well above 3,100, sits in the EUR 800,000 high-demand tier (single unit, minimum 120 sqm), and Golden Visa properties are now barred from short-term letting - so the STR-conversion angle and the residency angle are mutually exclusive on the same unit.
