Bryanston / Fourways

North and west of Sandton, Bryanston and Fourways form Johannesburg's family-and-estate belt. Bryanston is the older, leafier half, established freehold suburbs and clusters that make up the single most active trading area in the whole Sandton market. Fourways is the newer, master-planned half, defined by big lifestyle estates, most spectacularly Steyn City, a ~2,000-acre walled 'city within a city' with its own parkland, schools and golf, and by Montecasino and the vast Fourways Mall. The unifying feature is gated security. For investors, this is a space-security-and-schools play rather than a yield or transit play. There is no Gautrain station in-suburb (nearest is Sandton, ~10–15 min away), so it is fully car-dependent, and the freehold/estate/townhouse stock yields less than the apartment nodes (~7–8% gross). Pricing is more accessible per m² than Sandton (townhouses ~R10,500–12,000/m²; entry Bryanston houses from ~R1.7m ≈ €87k). The buyer who fits is a family or long-hold owner-occupier-style investor valuing secure space and top private schools over walkability or capital-gain velocity.
