About Houghton Estate / Melrose

Houghton Estate is where Johannesburg keeps its old money. One of the city's oldest, most exclusive suburbs, it climbs a central ridge in two halves: Upper Houghton, a declared National Heritage Area of grand mansions on large stands, and Lower Houghton, once home to Nelson Mandela, where larger plots are increasingly subdivided into lavish clusters. The Jack Nicklaus-designed Houghton Golf Club sits at its heart, top schools (King Edward VII, St John's College, Roedean) ring it, and the adjacent, fully walkable Melrose Arch precinct provides the modern dining-and-retail counterpoint. For the investor, Houghton/Melrose is a capital-preservation and lifestyle address, not cash flow. The defining high-value freehold stock sits among the most expensive per-m² in the city (R18,000–30,000/m²) but yields the least, roughly 4–5% gross, because the rental pool for multimillion-rand mansions is thin and turnover slow. The smarter income angle is the area's apartment stock in Killarney and around Melrose Arch (entry from ~R1.2m ≈ €61k, yields back toward 7–8%). As with all of Joburg, capital growth is modest and ZAR exposure dominates the euro return, but it remains the city's blue-chip name.
