Yancheng packs a lot of character into Kaohsiung's smallest district. Once a working salt-field and port quarter, it has been reborn as the city's creative heart: the Pier-2 Art Center fills two dozen converted warehouses with galleries and design shops, the Love River promenade and harbor bike paths edge the water, and the old streets still serve some of the most famous eats in Kaohsiung. The investment story is a lifestyle one. Walkability is superb, the arts-and-tourism crowd supports short and medium-term rentals, and revitalization keeps lifting premium Pier-2 stock. But buyers should weigh the thinnest liquidity of any Kaohsiung district, few comparables, slow resale and wide price dispersion between old and new, plus the city-wide cooling of about 7% in 2025. Yancheng rewards character-minded buyers, not those chasing easy exits or yield.
