Aleksotas

Aleksotas looks down on the rest of Kaunas. Set on a green hillside across the Nemunas from the Old Town and reached by a historic funicular, it is famous for the panorama from its viewpoint, where the whole medieval centre and the river confluence spread out below. Its streets are quieter and greener than the centre, threading between hillside parks and riverbank paths. Lower prices than the Old and New Town make it increasingly popular with families and value-focused buyers, and the area is gradually gentrifying. For investors it offers entry-level value and growth potential with yields in line with the city; the cautions are the steep, dispersed hillside layout, pockets of older stock, and the EU rate and economic cycles shaping Baltic demand.
