Avenida del Mar is La Serena's iconic 6 km Pacific beach strip, lined with residential towers, hotels, restaurants and the Casino Enjoy. It is the focal point of the city's summer tourism, when the population roughly doubles and beachfront apartments command premium nightly rates. This is the city's prime short-let yield play. Beachfront and sea-view apartments trade around CLP 2.2-2.8 million/m² (USD 2,300-2,900), and intense seasonal demand - with high-season nightly rates far above winter - lifts effective gross short-let yields toward the top of the city's 4.7-5.2% range and beyond for well-managed units.
