About East Harbour (Utila Town)

East Harbour, universally called Utila Town, is the island's commercial and social center, a single sandy Main Street curving along the harbor lined with dive schools, bars, restaurants, guesthouses, and grocery stores. Nearly all of Utila's services, rental demand, and PADI dive-training traffic concentrate here, making it the most liquid pocket of an otherwise thin market. For investors it is the prime spot for income-producing property: dive-shop-linked guesthouses, small hotels, and town homes that capture the steady stream of dive students and backpackers. Town homes and small commercial buildings range from roughly US$120,000 to US$400,000, with the island house median near US$359,000. Well-run guesthouse rentals achieve 6-9% gross yields, and proximity to the water taxis, dock, and dive operators is the key value driver. Foreigners commonly buy through a Honduran corporation for commercial-use property.
