Cospicua (Bormla)

Cospicua (Bormla) is the innermost of the Three Cities, built around the historic dockyard at the head of the Grand Harbour. Long the most working-class and overlooked of the trio, it is now a regeneration focus: the Dock 1 (Ix-Xatt ta' Bormla) waterfront has been reclaimed as public space, the American University of Malta has established its campus here, and new cafés and restoration projects are spreading through the Cottonera fabric. For investors, Cospicua is the value-and-yield corner of the Grand Harbour: the lowest entry prices of the Three Cities (~€2,800–€4,200/m²), the highest yields of the cluster (~5–6%), and a credible regeneration runway. Student demand from AUM and value-buyer interest support rentals, while restoration of older stock is the classic value-add. Non-residents require an AIP permit outside the SDA regime, and older-building condition warrants careful due diligence.
