Oerlikon has reinvented itself. The clang of its industrial past has given way to glass residential towers, the sculptural MFO-Park and a busy centre where commuters, students and a large international community cross paths around the station. It lacks the lake and the period charm of Kreis 2 and 8, but it makes up for it with connectivity, newer apartments and prices that let buyers actually live in the city without lakeside budgets. For investors, Oerlikon is the most pragmatic entry point in Zurich. Yields, while still modest at around 3%, lead the city, and the district is repeatedly flagged for the strongest rent growth as redevelopment matures. The counterweight is its own building boom: a steady supply of new units competes for tenants and buyers, so this is a measured growth play rather than a scarcity-driven one.
