Sandton

Africa's financial capital, a high-security node of glass towers, flagship malls and the Gautrain hub, where exceptional rental yields offset modest capital growth

About Sandton

Sandton is where Johannesburg concentrates its money and its skyline. Built up into the continent's pre-eminent corporate district, 'Sandton Central' packs the JSE, the head offices of South Africa's banks, the 234-metre Leonardo (Africa's tallest building) and the flagship Sandton City mall into a walkable core around Nelson Mandela Square. It is the one part of car-dependent Joburg with a genuine rapid-transit anchor: the Sandton Gautrain station is the hub of the whole network, putting OR Tambo Airport ~15 minutes away. The residential market splits in two: the Central core is high-rise sectional title bought largely for yield (median apartments ~R1.2m ≈ €61k, gross yields ~9–11%), wrapped by the secure cluster developments and old-money freehold of Sandhurst and Morningside. The trade-offs are real, capital growth has been weak (low single digits, behind Cape Town's near-double-digit pace), security is a standing cost, and for a euro buyer the ZAR's volatility can dominate the return. Sandton is best understood as an income-and-diversification play in Africa's strongest urban economy.
