About Fontvieille

Fontvieille is Monaco's modern, reclaimed-land quarter, built in the 1970s–80s around the Port de Fontvieille and blending residential towers, the Centre Commercial, the Stade Louis II and the Princess Grace Rose Garden. Flat, planned and family-friendly, it contrasts with the dense historic quarters. For investors, Fontvieille offers modern marina-side living at ~€53,000–60,000/m² with relatively better gross yields of ~2–3%. Monaco's residential market is open to foreigners; residency is wealth-based, and residents pay no personal income tax (except French nationals).
