About Larvotto

Larvotto is Monaco's seaside-resort quarter, home to the principality's only public beach, the Japanese Garden, the Grimaldi Forum and the freshly opened Mareterra eco-district that extended the coastline along the Avenue Princesse Grace. It is among Monaco's most desirable, lifestyle-led addresses. For investors, Larvotto is a beachfront lifestyle and capital-growth play: prices run from ~€50,000/m² to €120,000+/m² for exceptional Mareterra residences, with gross yields of ~1.5–2%. Monaco's residential market is open to foreigners; residency is wealth-based, and residents pay no personal income tax (except French nationals).
