Centum City

Centum City is Busan's showcase of modern, planned living. Built on the old Suyeong Airport site, it gathers the Guinness-record Shinsegae department store, the Lotte store, BEXCO, the architecturally striking Busan Cinema Center and the riverside APEC Naru Park into one walkable, amenity-rich district. Clean streets, schools and family attractions make it one of the city's most desirable places to live. For investors, Centum City is a premium, long-hold appreciation play. Prices sit at the top of the Busan market and gross yields are low, around 1.5-2%, so the thesis rests on coastal scarcity and capital growth, where the Haeundae corridor has outperformed at roughly +3-6% a year. The main caveat is Busan's structural population decline, a long-run demand headwind even here, alongside the usual KRW and jeonse considerations under Korea's open foreign-ownership rules.
