About Gwangalli

Gwangalli is Busan at its most relaxed and cosmopolitan. The crescent of Gwangan Beach looks out to the floodlit Gwangan Bridge and a weekly drone show, while the promenade behind it fills with craft-beer bars, cafes and the raw-fish halls of Millak. Two nearby universities and a large expat community keep the area young and international, earning it comparisons to Sydney's Bondi. For investors, Gwangalli is a premium appreciation story. Suyeong-gu has been one of the city's strongest performers, up around 65% since 2019, though it eased slightly in 2025 as Busan's population stays flat to declining. Gross yields are low, roughly 1.5-2% on long-term holds, so the case rests on lifestyle and capital growth rather than cash flow, with KRW and jeonse-deposit risks to weigh against Korea's open foreign-ownership regime.
