Nampo-dong

Nampo-dong is where Busan began. The Gukje Market, BIFF Square, the vast Jagalchi Fish Market and Yongdusan Park with its landmark tower pack a tight, endlessly walkable old downtown that draws huge daytime and evening crowds. Street food, seafood halls and dessert cafes give it some of the densest dining in the city. For investors, the appeal is yield: low entry prices let Nampo and Yeongdo studios reach roughly 3.5% net, supported by downtown workers and a steady tourist footfall for short lets. But the demographic reality is stark, Jung-gu is one of the fastest-shrinking, most rapidly aging districts in the country, with only around 37,000 residents, which caps long-term rental demand and resale liquidity. This is a buy for yield and an irreplaceable location, not for population growth.
