Haeundae

Haeundae is the crown jewel of Busan and the most prestigious coastal neighborhood in South Korea. Its 1.5-kilometer white-sand beach draws crowds in summer, but the district's identity now rests equally on the dramatic skyline rising behind it. Marine City, a cluster of glass-and-steel residential high-rises built on reclaimed land, and the record-breaking LCT towers form a Miami-like waterfront of luxury apartments, while adjacent Centum City packs in the Guinness-record Shinsegae department store, the BEXCO convention center and Busan's tech and film industries. Beyond the towers, Haeundae offers genuine breadth: the camellia-forested Dongbaek Island walk, the SEA LIFE Busan Aquarium, the Gunam-ro dining strip and the traditional Haeundae Market. The combination of beach, scenery, schools and modern infrastructure makes it the address of choice for affluent Koreans and a growing number of international residents. For investors, long-term yields are modest like much of Korea, though well-managed short-term rentals near the beach can perform more strongly.
